Select the right agent.

We identify the agents genuinely best placed to sell your property — based on corridor dominance, active buyer pool, sold record, and commission discipline. We approach them on your behalf, manage the appraisal process, and negotiate the agency agreement. The agent you engage earns the mandate — not the one who appraised highest.

STAGE 02 · PREPARE

Prepare the property to compete.

Before the campaign launches, we address the three controllable variables: presentation, timing, and pricing strategy. Where presentation work is required, we recommend only what has a demonstrated return. The SVR™ Vulnerability Assessment drives this stage — we address what a buyer will discount for, not what a stylist recommends.

STAGE 03 · DEFEND

Defend the price through the campaign.

We attend every vendor meeting, review every agent update, and provide an independent read on every pricing recommendation. When the agent recommends a price reduction or reserve adjustment, we interrogate the evidence behind it. No decision is made under campaign fatigue rather than campaign evidence.

STAGE 04 · MAXIMISE

Maximise the final outcome.

In the final 48 hours of an auction campaign — or in the negotiation of a private treaty — we provide the independent voice that prevents a premature acceptance. We review every offer against the SVR™ evidence ceiling, advise on counter-offer positioning, and remain engaged through to exchange. The final number is the only one that matters.

Fee structure: Our advocacy fee is negotiated from the selling agent's commission — not added to it. The total commission paid by you as vendor is the same or lower than engaging an agent directly. You receive full vendor advocacy at no additional cost. The SVR™ is a separate, fixed-fee product commissioned independently of any advocacy engagement.

Our advocacy fee is structured so that the total commission cost to the vendor is the same as — or lower than — engaging an agent directly. We negotiate our fee from the agent's commission share. The SVR™ is a separate fixed-fee product at $750.
